Rightmove has disclosed the 25 towns that experienced the most significant surge in property prices in 2025.
Topping the list is Hawick in Roxburghshire, located in the Scottish Borders, where the average home asking price rose by 18% to £148,633. Following closely is Durham in second place, with average asking prices increasing by 15% to £251,339, and Stannington in Sheffield securing the third spot with a 12% rise in asking prices to £264,078.
The Rightmove 2025 growth list highlights a dominance of affordable regions, determined by house prices, demand, and supply dynamics. The average asking price for a home across the top 50 areas stands at £270,711, which is 26% lower than the national average of £368,031.
At the conclusion of 2025, national average asking prices saw a marginal 0.6% decrease compared to the previous year. Scotland leads the representation in the top 50 list with 12 locations, followed closely by the North West and Yorkshire & The Humber with 8 each. Interestingly, London, boasting an average asking price of £679,782, did not make it to the top 50 for price growth last year.
According to Rightmove, affordability played a pivotal role in driving price growth in 2025. With many companies still requiring employees to commute to the office, suburbs in proximity to city centers continue to be in high demand. Additionally, locations near universities or major NHS trusts are experiencing increased interest, as noted by Rightmove.
Colleen Babcock, a property expert at Rightmove, emphasized the trend of a larger buyer pool seeking homes within more affordable price ranges. This trend results in heightened demand for homes falling under the average asking price, fueling house price growth in those areas.
